"Exploring the Hottest Community Topics: What's Trending in Our Neighborhood?"

BV HOA Board

Updated: Jul 5, 2024

Current executive board topics: Neighborhood parking, 2025 community budget, meadows project grant, filling open committee positions (social and meadows), and capital improvement project.

  • Parking: An East Fallowfield Township ordnance states that no cars are allowed to be parked on any street within the township; however, given the various driveway sizes in our development, some residences may need accessibility to park on the street. Based on resident feedback obtained through our November and December 2023 community meetings, the board has developed a proposal of parking options to present to the police chief and ask that they consider a parking variance. Once this proposal is submitted, the police chief will make the determination if this proposal is feasible. Our timeline is to present this proposal by the end of the summer as we want to make sure we detail as many contention points as possible before turning in our ideas.

  • HOA Dues: Payment invoices for our annual dues will be distributed starting in September 2024. Given adjustments to landscaping costs made up to June 2024, the board has voted to maintain the current dues fee for the next budget year while we continue to explore ways to further reduce our landscaping fees which accounts for the majority of our HOA costs.

  • Meadows project: When our neighborhood was originally developed, most of our open space common areas were to be comprised of meadows as can be seen in the community blueprints located on our website. These open meadow areas were approved by the township as part of the development plan so that our community could be established. Based upon resident feedback obtained through our November and December 2023 community meetings and in order to promote good environmental stewardship and to be consistent with our development plans, a three acre area (off of Buck Run Rd and Youngsburg Rd) will be transitioned to meadows. This will be completed using a state provided grant from the PA Department of Conservation and Natural Recourses with plans to begin prepping the area in Spring 2025.

  • Open committee positions: We welcome our neighbors to come join a committee! We are actively looking for those interested in helping with our meadows project and those who want to plan community events. We are looking for up to 6 volunteers for the meadows project. If you are interested in joining the meadows committee, please email Laura who is the head of that project at branfordsecretary@gmail.com If you are interested in joining the social committee, please email branfordboard@gmail.com

  • Capital improvement project: We are currently discussing various options to construct a connection point on a current walking path in the woods which is between Arden Lane and Milbury Road. This is a project that has been 10 years in the making and we are nearing the next phase of the project which includes determining what type of connection would be the most beneficial given the geography in that area.
